UTILITIES
ENERGY:
The entire property is off-grid and functions on solar and wind energy (mounted wind turbine). The system produces an average of 30,000 WATTS per day and includes solar panels, wind turbine, inverters, new deep cycle batteries & charge controllers. There is also a back-up generator to recharge batteries in case of extended overcast/wind-still periods.

WATER:
The property is connected to the local potable water system which includes a network of gravity fed tubing that distribute volcanic spring water from a central subterranean source high on Maderas Volcano. This means that ALL of the water you drink and bath in come directly from the volcano, a true luxury in today’s world. Once inside the property, the water is stored in one of two enormous ferro-cement water tanks. In the entire time the eco-lodge has operated it has never experienced water shortages in fact, the second water tank has not been needed but is on stand-by in case of expansion.

BLACK WATER:
The main lodge and swimming pool area include flush toilets that are connected to bio-digestors (considered to be one of the most ecological methods of processing black water). Furthermore the main lodge also includes a compost toilet and a men’s urinal. All compost toilets on the property are cleaned daily with contents being deposited into a central composting area where they are processed and later become fertile soil used to nourish the plants of the eco-lodge and farm.

GREY WATER:
The kitchen and laundry have been fitted with an ecological grey water processing system that uses a mix of gravel, sand and plants to filter waste water and convert it into a state appropriate for watering plants.

ROAD:
There is 500meters of double-banded cement road leading from the entrance platform to the main lodge on the top platform which grants vehicle access to all areas of the property and allowing for continued expansion.

VEHICLE:
Included in the sale is a 2004 Dihatsu Terrios 4WD.

OMETEPE:
Isla de Ometepe covers 276km2 and is home to more than 40,000 people. It has its own regional airport which is a 20minute flight from Managua International Airport. Flying in across the lake and in between two volcanoes is a truly memorable experience.

There are also 2 functioning ports on the island which receive ferries and boats from the mainland daily (365days a year). The trip across the lake takes 75minutes each way and is a beautiful experience. Many of the ferries take vehicles. The cost of bringing a vehicle to the island is a little over US$15 each way making it the best way for visitors to see the island.

The majority of the main roads on the island are paved and in surprisingly good condition.

Despite being very low-key the island is well equipped with a hospital, banks, supermarket, police stations and numerous schools.

There is a well developed network of foreigners on the island many of whom own businesses and farms. Apart from agriculture, tourism is the next largest sector on the island. There are over 157 tourism accommodation-based businesses as Ometepe is highly regarded as one of Nicaragua’s ‘must see’ tourism gems.
